Some may remember the 2 land purchases I made in 2021. Mainly farmland-but strong investment/development potential for purchase #1. Neither me or my banker can believe we got it for what we paid.
A couple months ago, we (I own the property with Mrs. Spock and Little Spock) got a call from somebody that was very interested in buying 5 acres that we have talked about selling-we even tentatively agreed on a price. But I was very clear that I needed to check further into how that might affect my future plans for the property. After checking into it-I decided not to sell that portion at this time.
Well, today-I got another call from somebody who was very interested in buying the non-farmland portion of the property.
The funny part was that Mrs. Spock happened to be riding in the combine with me and she said "Do you get calls on it all the time."
I told him I was really busy right now and couldn't talk-but I tried to get an offer out of him-he tried to get me to say what I wanted.
Nope-I am obviously sitting on a pretty desirable piece of land-but you need to give me an offer or I won't waste my time and if it is too low I also won't waste my time.
I have a very high number in mind for the non-farmland (woods and meadow with County Highway frontage) and I am in no hurry to give it away. It is located in a an extremely fast growing high-amenity area about 30 miles from the farm. We have to travel about 45 miles with farm equipment to avoid the large, growing town in the way.

Would you sell to a non citizen? Like a Chinese conglomerate type? Or would you have that knowledge, pre-sale?

Yeah, I really loved the years when I had a part-time gig appraising real estate. It was a natural fit for me. Hated doing houses though and I don't think I ever really worked on one as we were focused on conservation and other rural lands.

Nothing specific, just a general curiosity.
