Roof Leaks

Treating this like my blog, as I'm too lazy, & resource-deficient these days too, to set up one:

Some of you (who read it) will remember my post about the roof leak last fall. Roofer poo-pooed it, landlord's daughter poo-pooed it, then it turned into major bucket leak & roofer did major patch. Landord said they'd replace whole roof in spring. Based on what roofer, who had initially poo-pooed it, told them, I hope, & not just "its time". Since the last roof was put on 10 years ago or less.


Landlady's daughter informs me this summer, during otherwise stressful interactions regarding basement, that "roofer isn't getting back to them".


Landlady's daughter e-mails all tenants last Tuesday that "roofer will be here on Thursday to accept delivery of their materials & on Sunday to put on roof, so keep driveway clear".


1st I'd heard of it.


Roofer shows up Thursday with crew. Its a different roofer. Apparently previous roofer "moved". I later find out they've supposedly moved back to Nepal, to help out family after the earthquake there. I can't fault that.

Not only does new roofer "accepts delivery of materials", but crew strips roof. Puts tarp down. Its very windy Friday, & tarp blows around. I can see its no longer covering the southeast end of building. Where my bedroom is. I e-mail landlady's daughter, who says they will forward info to roofer, who is rebuilding chimney, it turns out, on Saturday.


Sunday morning I wake up to dripping sounds. Inside the apartment. Big leak, in indoor front hallway. Leaks, actually. Stuff I have in a box there gets wet. I call landlord at 8:27am, which is actually forbidden by lease. Get landlord's daughter, who is intercepting most calls to landlord these days. She says she's coming over in an hour to interact with roofer anyway.


Roofer arrives before landlady's daughter. I take them for tour of leaks.


They say chimney rebuilder did re-fasten tarp, but "may have punctured it while fixing chimney". Chimney is over bathroom. Not southeast corner of building, where leaks are, but northeast.


Ceiling in front hallway is now cracked, presumably from actions of roofers above there. Previously it showed a dip, but now its a real crack. Not in location of actual leaks, strangely enough. Or maybe not; it was just a weak spot already. Kitchen, in northwest & north central rear of apartment, now has wet spots on ceiling that weren't there earlier, when I did leak tour with roofer.


Y'know, previous roofer, despite poo-pooing real leak, eventually fixed that leak really well. Considering all the snow, which eventually melted, that we had last winter. That spot did not re-leak. When I begged, landlord had contacted roofer to get record amount of snow Boston area had off roof, then, told all the tenants (daughter told us, actually, via text or e-mail) that "they wanted to come by at 6:30am, which is too early", so delayed it a month. I would have been the one to hear them, as I'm under the roof, & 6:30am would have been fine with me.


At any rate, I'm not convinced this new roof had to happen. Not to mention my now new leaks & water spots. I don't see any leaks in closets yet but am pretty much holding my breath.


Should get tarps.
